Castle Wharf is a Grade II listed building in the heart of Nottingham. The scheme involved the construction of a new 6th floor with an SFS structure above the existing five-storey building. Both sections included a fit-out.
The Build-to-Rent (BTR) development offers a mix of studio, one-bedroom, and two-bedroom apartments, along with a high-quality amenity space for residents.

Key Challenges & Solutions
- Listed building status: Required careful design and construction to preserve heritage features meeting modern safety standards.
- Fire safety compliance: As a transitional project ahead of the Gateway 3 approval process for higher-risk buildings (HRB’s), the scheme demanded innovative fire solutions tailored to the building’s unique characteristics. This involved many bespoke and unique passive fire protection solutions being brought to site and tested independently.
- Urban location: Close coordination with the client, consultants, and local authorities to minimise disruption.
The Castle Wharf project successfully delivered an additional storey, new vertical transport solutions, and upgraded fire safety measures, all while respecting the building’s historical significance. The collaborative approach with the client and consultants resulted in a landmark BTR scheme that combines heritage preservation with modern living standards. The transition scheme has also been awarded an EWSB1 which is an amazing result for a refurbishment scheme with an existing nonrigid floor solution.
