The project comprised the construction of 23 number new apartments over 7 floors on a very tight city centre site. The site had been used as a car park post housing a two storey building.
Extensive groundworks were required and designed to the approval of party wall surveyors due to the existence of a 6 metre deep basement to the adjacent YMCA building.
CFA piling was a requirement with cantilevered foundations to the boundary elevation, underground obstructions including brick walls, foundations and underground fuel tanks required removal prior to these works commencing.
The ground to first floor structure was formed using in situ RC columns, stairs and a transfer slab duetothe requirement of an under-building vehicle entrance and parking spaces.
The structure above first floor was formed using traditional load bearing masonrywith RCplank andholorib flooring which became a necessary change due to highway lane closure restrictions dictating the size of craneage available.
A mix of modern façade materials were used such are brickwork, through coloured renders, aluminium windows/doors, steel juliette balconies and composite steel cladding, upper units were provided with walk-on balconies and terraces.
Internal the units were fully fitted out to a high standard with specifications being agreed with the selling agent.
Internally walls and ceilings were constructed using metal stud and blockwork, all finished with plaster/taping and jointing, Leaderflush doorsets with a veneered finish and satin stainless steel ironmongery were installed to all dwellings.
Every apartment has a kitchen with integrated appliances including stainless steel ovens, hobs, fridge,freezer and dishwasher. Kitchen units were from Arnold Laver Studio range.
Bathrooms were finished with floor and wall tiles with modern white sanitary ware suites including modern chrome showers.
Modern electrical fittings were fitted throughout with heating being provided by electric heaters. All apartments are fitted with a video/audio door entry system and where necessary an appropriate intruder alarm system.
