Phase One of the Telford Mixed Use Site formed part of a larger development programme, delivering the enabling works package for three separate units. The scheme provided essential infrastructure and prepared the site for subsequent construction phases.
Scope of Works
- Access road and service infrastructure of three separate units.
- Installation of stormwater and foul water drainage connections to each unit.
- Introduction of a new access road serving two of the units.
- Installation of a new substation to supply the retail park.
- Provision of utility services to each unit for connection during later phases.
Key Challenges & Solutions
- Challenging ground conditions: The site contained extensive rock at varying depths, requiring specialist excavation and breaking techniques.
- Variable site levels: Careful planning and phased excavation ensured safe, efficient progress.
- Coordination of services: All utilities and drainage connections were installed to meet the needs of future construction phases.
The enabling works were completed to programme, creating a fully serviced and accessible site ready for the next phase of the mixed-use development. Despite the challenging rock excavation, the project was delivered safely and efficiently, setting a strong foundation for future works.
